Built around a boulder

Estate Aana Pana

10,000 sq. ft. · 3 bedrooms · up to 8 guests

The largest of the four, and the only one shaped by a single rock. Rather than break the boulder that sat on the site, the house was drawn around it, so the stone now rises through the living room and out the other side of the wall.

Three bedrooms open onto the forest, each with a rain-shower bath finished in stone. Downstairs the lounge runs into an open deck; upstairs the skydeck sits level with the canopy, which is where most guests end up having dinner.

Veranda and skydeck

Estate Paathiri

9,500 sq. ft. · 3 bedrooms · up to 8 guests

Named for the paathiri tree it was built beside. A deep veranda runs the length of the house on log columns, wide enough that the monsoon can come down hard and you can still sit out with a book and stay dry.

Inside, hand-cut stone and reclaimed timber carry through all three bedrooms. The skydeck above the roofline is the second dining setting, laid out at dusk when the valley goes quiet and the hornbills come back to the ridge.

Named for the jackfruit tree that greets you at the gate, Plavu is built across three levels that follow the slope rather than flatten it: two housing lodges and, at the bottom, the pool deck. Boulders cut from the site became the random-rubble walls, and leftover teakwood became the fixtures.

The bathrooms are the reason it won the Best Bath and Design Award, open to the sky and walled in rough stone. Because of the greenery and the local materials, the interiors hold between 16°C and 26°C without help.

The quiet one

Estate Chadachil

7,500 sq. ft. · 3 bedrooms · up to 8 guests

Named after the large chadachil tree that already called the plot home. It sits furthest back on the hillside, with the widest view and the least to look at that is not forest. A temperature-controlled pool runs along the terrace, with a curtained pavilion beside it for the hours when nobody wants to move.

Three bedrooms, a full kitchen and a living room that opens straight onto the terrace. Families tend to choose this one, because the children can be outside all day and never leave the property.

Questions people ask before they book

How does the pricing work for six to eight guests?+

Tariff is per estate, not per person, so the cost per head drops sharply once you are six or more. Share your dates and guest count and a Holiday Designer sends the exact tariff, including the offer that applies.

Is the estate genuinely private?+

Yes. Four bungalows sit on the thirteen-acre hillside and there are no shared spaces at all. Your pool, gazebo, lily pond and deck belong to your booking alone.

What is included without extra charge?+

Bird watching, nature walks, night trails, an architectural tour and a private photography session with the in-house naturalist are complimentary. Offsite experiences such as Chembra Peak, Edakkal Caves, Banasura Sagar Dam and the Muthanga safari are chargeable and arranged for you.

Can you host a birthday or an anniversary?+

Regularly. Decor, cake and a private dining setup are arranged in advance, on the skydeck at Paathiri and Aana Pana, poolside, or inside the villa. Tell us the occasion when you enquire.

What about dining, dietary needs and alcohol?+

Indian cuisine, freshly sourced and cooked to order, with requests placed four to five hours ahead so nothing sits waiting. Dietary requirements are noted before arrival. Alcohol is not served on the property.

Payment, check-in and pets?+

Payment is 100% in advance of check-in. Check-in is 1:00 PM and check-out is 11:00 AM. The estates are pet friendly, so tell us who is travelling with you.
